St Austell Investment Property 

Purchase Price - £5.456m - plus costs of purchase

The syndicate consists of 12 pension investors from Holden & Partners.

The property was sourced by evolve fund services. Construction started in February 2005 and was completed on 21st November 2005. The site is in St Austell, Cornwall on a prominent through road, 4 miles from the Eden project. The main tenant is Travelodge with a 67 bed hotel. The lease lengths on the site are between 15 and 25 years and the retail units on the site are let to Pizza Hut, Costa Coffee, Johnson Dry Cleaners and Bathstore.com. The annual rent paid to the pension syndicate is £345,451.
